Reviews from Robb’s Clients

After 32 years in the same house, we realized we needed a change. Robb has bee a true friend even longer than that! Naturally, he was who we would look to for listing our home in Denver and assisting with all the stages of buying, selling and moving.

COVID added many challenges but Robb was with us all the way. So much so that we are now living in our dream home in Castle Pines. Thank you, Robb, for all the guidance, support and care throughout the journey. You are the best!!
Ron and Cee Voss, 2020

Robb Pickard was our realtor when we both bought and sold homes within months of one another.  The purchase of our new home went smoothly.  However, the sale of our other home presented complicated factors and challenges which Robb helped us resolve with diplomacy and patience.  He went far beyond what you would expect of a realtor.  We have not hesitated to recommend him to friends and will continue to do so.
Bebe and Armando Telles, 2019/2020

Robb was a member of our condominium community, and we had heard from many other residents what a great job he did helping them buy or sell houses.  So when we decided to upgrade to a larger, newer home, we decided to use him both to sell our condo and buy a new house.

This was during 2020’s Covid social distancing mandates, so the process of showing homes and looking at homes was very restricted.  Robb negotiated both processes, and we were able to move directly into our new home, and then close on the sale of our old home within 4 weeks.

Robb is a real professional, and we are very happy we used him.  I recommend him very highly to anyone looking to either buy or sell.
Mike Wheeler, 2020

Having given up several times over the last few years on house hunts, my husband and I were pretty amazed when we began working with Robb. Robb found a buyer for our home and located a perfect new home for us within a few weeks! He made this magic look easy but we knew that behind the scenes he was putting the time and attention into the necessary details, orchestrating tight deadlines and negotiating agreements. He was a good listener, we never felt pressured to make any decisions other than what we felt was in our best interest. His positive attitude and regular communications helped us through the anxious moments that came with the sale, purchase and move. We wouldn’t hesitate for a second recommending Robb. Finding a professional that you trust is such a key part of home buying and selling experience…but finding someone that can make it fun is a real bonus!
Jennifer (SE Denver)

We’ve worked with a number of real estate agents over the years, but none can compare to the way in which my wife and I were represented when we signed up with Robb Pickard. We wanted to purchase property in Colorado and since we lived in California, we knew we would have to find someone who would make the extra effort to not only help us find our second vacation home, but someone who would help us deal with all the angst that comes with closing. Robb Pickard went beyond our expectations. He was enthusiastic, understood what we were looking for, kept us updated on properties with e-mails and calls and when we made an offer that was accepted, took us step by step, long distance mind you, through the process of closing which went so smoothly and effortlessly primarily because Robb was willing to help us secure financing, locate inspectors, clarified legal matters, etc. and did all this with non-stop communicating. We felt like we were not just another ‘commission’ for an agent. So, if you want someone to represent you with a vast knowledge of the ‘ins and outs’ of buying or selling home, we have no reservations whatsoever recommending Robb. You will not be disappointed
Syd (SE Denver)

Robb was an absolute joy to work with. He spent countless hours being patient as we learned the process of buying a home for the first time. He made things exciting and personal. Robb paid close attention to what we were looking for and stayed respectful of our budget. I could not say enough about what a great experience we had. Robb is very knowledgeable, experienced, and professional. He has become a part of our family!
Rob & Shannon (Home in Lowry)

Robb helped my wife and I not only find the perfect house for us but also sold our existing house so that we could move from the suburbs into the city. The home that we sold was in a very slow market and nothing was moving, but Robb went above and beyond to market our house and get exposure. When our house was under contract Robb did a great job in finding the houses that would be of interest to us and his web site is a great resource for finding listings. Robb was very conscientious on both the seller side and the buyer side for us. He counseled us perfectly on many small details that we would have overlooked. It was nice to feel comfortable and know Robb was truly watching out for our best interests. I’ve been in sales my whole career and even dabbled in real estate and know that knowledge and customer service are what count. I highly recommend Robb for any real estate needs you may have.
Mark & Laura (Sold in Parker and bought in Highland/Sold Highland and bought again in Highland!)

As newlyweds and first-time buyers, we didn’t know what to expect from the home-buying process. You could even say we were somewhat intimidated. Thanks to Robb, our first experience was an extremely positive one! Robb was open to our endless questions and took all our preferences into consideration. We enjoyed working with Robb and found him always attentive to our needs. Ultimately, Robb showed us a cute little house in a great neighborhood and we fell in love with it! Thank you Robb-we love our new home and couldn’t be happier with our experience!!
Nick & Melissa (Bought first home together in old Englewood)

Robb’s professionalism goes beyond any expectations one may have of a Realtor. His personality invites you to be able to rely on him and trust him completely. He is responsive to your needs in all areas. He is articulate, intelligent, knowledgeable, kind-hearted and an advocate for his clients. I would not hesitate to sing his praises to anyone considering buying and/or selling a home.
Laurie & Glenn (moved to Cherry Creek North from Scottsdale)

My husband and I relocated to the Denver area in early 2004. Instead of jumping into home ownership right away we decided to rent for our first year. The year went by quickly and we began the process of looking for a home. Thankfully we had Robb assisting and guiding us. Robb had the knowledge of not only the home buying process but he also possessed an unbelievable amount of patience and persistence. He listened to our needs and wants for our first home and guided us until we found the perfect place for our family. Thanks again Robb for all your help and hard work. We look forward to working with you in our future home buying or selling needs.
Ben & Betsy (moved to Ken Caryl Ranch from Chicago)

“Robb efficiently marketed our property, helped negotiate the terms of sale and got it closed in a very short period of time. The previous broker we hired couldn’t get it done and Robb did. We were very pleased with his service.”
Steve & Wendi (sold investment property)

“My wife, son and I recently relocated to Aurora from Calgary, Alberta Canada and a business associate put me in touch with Robb via Robb’s web site. Within a few hours of logging into Robb’s site, Robb contacted me and this was the start of a very successful home hunting experience. Robb kept me up to date with e-mails of homes that were available in the area we wanted to live. He also kept in contact via telephone to coordinate our home hunting visit. Upon arrival, Robb had a game plan set up, and after a short discussion at his office, we began the search. We started looking at re-sale homes but also wanted to consider new construction and within 3 days, thanks to Robb’s hard work and undivided dedication to our needs, we were writing a contract for a beautiful brand new home in a very nice subdivision of Aurora. If any of my family or friends are planning to relocate to the Denver metro area, I will recommend they contact Robb as their professional Realtor®. Robb went “the extra mile” to ensure our home buying experience was fun and successful.”
Tim and Bertha (moved to South Aurora from Calgary)

“Robb did an amazing job for me, both selling my old house and helping me find my dream home. My home was on the market for only 8 days before I had a solid offer. Who says the market is soft? Maybe they just need a better agent! The deal might have fallen through though, were it not for Robb’s tactful negotiation skills between the buyer and myself. I think those kinds of skills are often overlooked by many home buyers/sellers. On the buying side, Robb excelled at each step in the process; listening to me to understand what I was looking for, making informed suggestions as to what to avoid and what other things were important, doing all the research to find homes that were candidates for me and organizing the information to make it easier to formulate a “short list” and finally selecting the “One”. One thing I really appreciated about Robb was his commitment to finding the right house for me…not just making a sale. It was a pleasure to do business with someone who is sincere and honest.”
Dirck (sold and bought in Littleton)

“I began looking for houses passively, without much consideration in terms of where I wanted to live, what I wanted to buy and what I could afford. Each time I met Robb to look at a listing, he had already pulled comparable information with which to evaluate the property, as well as other listings he considered ‘possibilities’ given my preferences. Although my plans are on hold right now, I do look forward to the day I resume my search with the assistance of Robb. He really showed me how helpful a buyer’s agent can be.”
Jim (bought first Denver home in Mayfair)

“My wife and I asked Robb to find us a home in Denver this past March. We had a very short time frame to buy and didn’t really know where to settle, but we knew Robb had lived in the area for many years. Robb was able to find us a beautiful townhome in an area that suited our needs perfectly. And he also helped us obtain quick financing. His professionalism and good judgment were instrumental in making our move to Denver a positive experience. If you’re looking for an agent who will listen and focus on your needs, we heartily recommend that you let Robb help you with your real estate needs.”

How Do Real Estate Transactions Work in Colorado?

Colorado uses “Designated Brokerage” which means that the client, you, is specifically represented, whether you are a seller or a buyer. The types of representation are described below.

Buyer Agency

As a Buyers Agent, my job is to find a property that you want to buy for the amount of money that you want to spend…working to find that delicate balance. Buyer Agency requires a written contract between myself and my client and, while this may seem a bit over-the-top, this relationship allows me to be an advocate for my clients. This level of representation is what you would typically expect from me and what I prefer to provide for you. I will interview you to determine exactly what your wants and needs are for a home. I will help guide you through the Pre-Qualification process so that we know how much home you are able to purchase and so that you’re prepared to act when we find your ideal property. I work with several highly qualified lenders that are ready to assist you. Click here to visit my Preferred Lenders! With criteria that you provide I will immediately determine what properties are available that meet your specific needs and begin to tour those properties with you, fine-tuning your criteria as we go, whether it is a re-sale, for-sale-by-owner or new construction property. I will create searches that keep us abreast of new properties that meet your specific criteria on a daily basis. I will communicate with you regularly regarding new properties that become available and help you to weigh the pros and cons of properties being considered. Once a property is identified, we will write a Contract to Buy that meets your financial expectations and provides you with protections throughout the acceptance to closing period. I am your partner and advocate on your behalf throughout the process. Remember, our commissions are paid by the Seller in nearly all transactions, so you don’t need to worry about an additional out-of-pocket cost in order to use the resources that I bring to your home buying experience. Buyer’s Agency is officially defined as follows: “A buyer’s agent works solely on behalf of the buyer and owes duties to the buyer which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the buyer. The agent must disclose to potential sellers all adverse material facts concerning the buyer’s financial ability to perform the terms of the transaction and whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the client.” May I contact you to discuss your new home needs? Back to the Top

Listing Agency

My goal is to maximize your return on your investment by selling your home quickly, easily and for maximum value that the market will deliver. I will tour your home and suggest how you might maximize your asking price and achieve more positive response from buyers. We will create a strategy for valuing your property and how to achieve the response that you desire from both the public and real estate community. Your home will immediately be listed in the Denver MLS system which alerts the real estate community nationwide that your home is “For Sale”. I respond when you’re ready to sell. No waiting days or weeks to get signage, listing information and marketing in place. 24 hours is usually all it takes to have your listing fully up and running. There are a variety of standard tools that can be employed to market your home but the most powerful will be the signage in your window that directs potential buyers to my website where your home will be featured with complete photographic coverage including a Virtual Tour. Well written descriptive remarks and complete photographic coverage provide the best means for potential buyers to see and understand the value of your home…quickly and easily. My special signage in your window will allow the most casual passerby to easily visit internet coverage of your property. Once listed with RE/MAX of Cherry Creek your property will be exposed to a wide variety of Internet based marketing vehicles including; http://www.RobbPickard.com http://www.rmcherrycreek.com http://www.remax.com http://www.realtor.com …among others including; Google, Yahoo, Zillow, Trulia and MSN searches! As your Listing Agent I will be dedicated to selling your home quickly and easily and use innovative methods to do so. If you would like to find out what your homes current market value is email me and fully describe your home for your free no-obligation market analysis. Seller’s Agency is officially defined as follows: “A seller’s agent works solely on behalf of the seller and owes duties to the seller which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the seller. The agent must disclose to potential buyers or tenants all adverse material facts about the property actually known by the broker. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the client.” Transaction Brokerage Occasionally, I may be required to work without Buyer Agency (a written contract as described above) or with both parties in a transaction. For example: I have a listing and you visit the listing and determine that you wish to buy it AND you wish for me to assist you with the purchase. Under these circumstances, my relationship changes with both the seller and you, the buyer, and I become a “Transaction Broker” to both parties. The most simple explanation for this relationship is that I become a “facilitator” for the transaction and I am unable to advocate specifically on behalf of either party. Although I normally recommend that each party to a transaction have his or her own representation, I have successfully completed several Transaction Brokerage closings wherein all parties have been completely satisfied with the outcome.

The official definition of a Transaction Broker:

“A transaction broker assists the buyer or seller or both throughout a real estate transaction with communication, advice, negotiation, contracting and closing without being an agent or advocate for any of the parties. A transaction broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about adverse material facts concerning the property or a buyer’s financial ability to perform the terms of a transaction and whether the buyer intends to occupy the property. No written agreement is required.”
