Robb’s Resume

Robb was born and raised in Iowa and moved to Colorado in 1968 to attend college in Golden. He quickly fell in love with Colorado; it’s climate, the mountains, the cities, the culture; everything. Following service in the Navy and graduation from the Colorado School of Mines as a Geological Engineer, Robb was fortunate to remain in Colorado and grow deep roots in his community while working in the energy industry.

After more than 20 years successfully exploring for oil and gas with an independent “wildcatter”, the transition to real estate was a natural. After all, as your Realtor® he will be prospecting on your behalf to locate that perfect property that meets your specific wants and needs and/or he will be marketing your property to maximize your return on investment.

Robb brings to your transaction the highest level of professional commitment, very strong analytical skills, honesty, integrity and straight talk. He takes great pride in each of these characteristics and combined they insure that his clients receive the very best representation.

Robb has lived in and been an integral part of the Cherry Creek community for over 40 years and specializes in Cherry Creek, Southeast Denver, Lowry, Crestmoor, Hilltop, Montclair and Park Hill. While Robb’s office is in Cherry Creek, the true test of a skilled Realtor is his ability to quickly adjust to your wants and needs…wherever they may be and he has helped his clients buy and sell properties throughout the metro area; from Parker to Broomfield, Genesee to Aurora and Ken Caryl to Commerce City.

Robb is a Broker and Co-Owner of RE/MAX of Cherry Creek, a Realtor® with the Denver Metro Association of Realtors, a member of the Colorado Association of Realtors, the National Association of Realtors and has earned his GRI (Graduate Realtor Institute) designation signifying extensive additional training. He has also earned the CSHP (Certified Senior Housing Professional), RCC (Residential Construction Certified), CNHS (Certified New Home Specialist) and the TRC (Transnational Referral Certified) designations. As a RE/MAX associate he has earned membership in the RE/MAX Hall of Fame and the Denver Metro Association of Realtors Excellence Awards.

As a Certified Senior Housing Professional, Robb has taken specialized training to work specifically with “baby boomers”, aging seniors and/or their adult children to make life transitions as seamless as possible. Robb and his SeniorLife Resource Team goal is to help facilitate a smooth and seamless housing transition for his clients. Simply put “Be overjoyed, Not overwhelmed”. Additionally, he is a founding Director and active member of the Cherry Creek Chamber of Commerce, supported the Cherry Creek Arts Festival since its inception and has worked as a volunteer and supporter of Families First, a child advocacy organization.

Robb’s interests include flyfishing, photography, bareboat sailing, golf and travel. He never fails to appreciate the absolute grandeur of Colorado and is enthusiastic about sharing his knowledge of Denver and Colorado with his clients. As a geologist he provides a unique perspective of Colorado’s physical history. Robb particularly enjoys helping clients as they relocate to Denver with it’s wonderful and unique neighborhoods and attractions. He has traveled for business and pleasure in Europe, Australia and South America but truly loves getting away to the Caribbean islands on a sailboat. Back to the Top

How Do Real Estate Transactions Work in Colorado?

Colorado uses “Designated Brokerage” which means that the client, you, is specifically represented, whether you are a seller or a buyer. The types of representation are described below.

Buyer Agency

As a Buyers Agent, my job is to find a property that you want to buy for the amount of money that you want to spend…working to find that delicate balance. Buyer Agency requires a written contract between myself and my client and, while this may seem a bit over-the-top, this relationship allows me to be an advocate for my clients. This level of representation is what you would typically expect from me and what I prefer to provide for you. I will interview you to determine exactly what your wants and needs are for a home. I will help guide you through the Pre-Qualification process so that we know how much home you are able to purchase and so that you’re prepared to act when we find your ideal property. I work with several highly qualified lenders that are ready to assist you. Click here to visit my Preferred Lenders! With criteria that you provide I will immediately determine what properties are available that meet your specific needs and begin to tour those properties with you, fine-tuning your criteria as we go, whether it is a re-sale, for-sale-by-owner or new construction property. I will create searches that keep us abreast of new properties that meet your specific criteria on a daily basis. I will communicate with you regularly regarding new properties that become available and help you to weigh the pros and cons of properties being considered. Once a property is identified, we will write a Contract to Buy that meets your financial expectations and provides you with protections throughout the acceptance to closing period. I am your partner and advocate on your behalf throughout the process. Remember, our commissions are paid by the Seller in nearly all transactions, so you don’t need to worry about an additional out-of-pocket cost in order to use the resources that I bring to your home buying experience. Buyer’s Agency is officially defined as follows: “A buyer’s agent works solely on behalf of the buyer and owes duties to the buyer which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the buyer. The agent must disclose to potential sellers all adverse material facts concerning the buyer’s financial ability to perform the terms of the transaction and whether the buyer intends to occupy the property. Listing Agency

My goal is to maximize your return on your investment by selling your home quickly, easily and for maximum value that the market will deliver. I will tour your home and suggest how you might maximize your asking price and achieve more positive response from buyers. We will create a strategy for valuing your property and how to achieve the response that you desire from both the public and real estate community. Your home will immediately be listed in the Denver MLS system which alerts the real estate community nationwide that your home is “For Sale”. I respond when you’re ready to sell. No waiting days or weeks to get signage, listing information and marketing in place. 24 hours is usually all it takes to have your listing fully up and running. There are a variety of standard tools that can be employed to market your home but the most powerful will be the signage in your window that directs potential buyers to my website where your home will be featured with complete photographic coverage including a Virtual Tour. Well written descriptive remarks and complete photographic coverage provide the best means for potential buyers to see and understand the value of your home…quickly and easily. My special signage in your window will allow the most casual passerby to easily visit internet coverage of your property. As your Listing Agent I will be dedicated to selling your home quickly and easily and use innovative methods to do so. Seller’s Agency is officially defined as follows: “A seller’s agent works solely on behalf of the seller and owes duties to the seller which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the seller. The agent must disclose to potential buyers or tenants all adverse material facts about the property actually known by the broker. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the client.” Transaction Brokerage Occasionally, I may be required to work without Buyer Agency (a written contract as described above) or with both parties in a transaction. For example: I have a listing and you visit the listing and determine that you wish to buy it AND you wish for me to assist you with the purchase. Under these circumstances, my relationship changes with both the seller and you, the buyer, and I become a “Transaction Broker” to both parties. The most simple explanation for this relationship is that I become a “facilitator” for the transaction and I am unable to advocate specifically on behalf of either party. Although I normally recommend that each party to a transaction have his or her own representation, I have successfully completed several Transaction Brokerage closings wherein all parties have been completely satisfied with the outcome.

The official definition of a Transaction Broker:

“A transaction broker assists the buyer or seller or both throughout a real estate transaction with communication, advice, negotiation, contracting and closing without being an agent or advocate for any of the parties. A transaction broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about adverse material facts concerning the property or a buyer’s financial ability to perform the terms of a transaction and whether the buyer intends to occupy the property. No written agreement is required.”
